Trowers & Hamlins advises London borough on first phase of 10,000 home regeneration scheme

Law firm Trowers & Hamlins has advised the London Borough of Enfield on Meridian One, the first phase of the Meridian Water project.

The project is a multi-phase regeneration scheme in which the council is bringing forward phases to achieve the overall vision of 10,000 homes, 6,000 jobs, industrial provision, significant retail and leisure offerings, a new train station and new open spaces and access to waterways. The first phase will see a minimum of 725 new homes.

Trowers said it has been advising on remediation of the land, negotiations with Network Rail, planning advice, property matters, connectivity to the heat network through the council's wholly owned energy company, development agreement, procurement and state aid.

Other areas include advice on the use of the council's compulsory purchase powers and on drawing up the area action plan for the entire Meridian Water scheme.

The firm said its team had worked closely with the council's project team to advise on the strategy for delivery of the project, following the council's decision to take control of the master developer role itself.

Trowers & Hamlins' head of real estate Sara Bailey said: "Creating a truly accessible, vibrant built environment is integral to all we do at Trowers and to have contributed to a project on the scale of Meridian Water that will create a mixed-use community with character and edge, fits with the fundamental aspects of our organisation.

“As one of the largest regeneration projects in the country, the scheme has demanded strong vision and collaboration between the public and private sector, and strategic alignment of infrastructure developments, which we are delighted to have helped facilitate."

The Trowers team working on the project includes Sara Bailey, Scott Dorling, Rebecca Wardle, Julian Keith, Andy Barnard, Jacqueline Backhaus, Tim Brown, James Huckstep, Chris Paul, Megan Coulton and Nez Zein.
